In 2016, Joel Craig Duncan founded The Charitable Mint, LLC, a venture dedicated to assisting major charitable foundations in raising funds through the sale of commemorative coins made from pure silver and gold. Under his leadership, the company produced and sold the official “Don’t Mess with Texas” coins, the only such initiative sanctioned by the Texas Department of Transportation.
Subsequently, in 2024, Mr. Duncan assumed the position of manager at Direct Equity Source, a firm specializing in the creation of world-class real estate asset portfolios. In this capacity, he has continued to build relationships with developers and investors, negotiating contracts and overseeing the funding and development of nine new self-storage and flex space properties within a single year. What is your typical day, and how do you make it productive?
I start with making my bed, pouring myself a nice cup of coffee, and then I typically go straight to the gym as soon as I wake up, at around 6 am. I follow a rigorous weight-lifting regiment, as well as several different types of cardio training.
How do you bring ideas to life?
I bring ideas to life by turning thought into action and physically make it happen by focusing my energy on whatever steps needed to make an idea a reality.
What’s one trend that excites you?
One trend that excites me is the rapid integration of AI with physical infrastructure, especially in real estate and construction.
What is one habit that helps you be productive?
One habit that helps me be productive is working out daily. I feel that this helps me stay focused.
What advice would you give your younger self?
Instead of having so much fun, focus on educating yourself, especially in the real estate and financial arenas.

Chemtrails.
What is the one thing you repeatedly do and recommend everyone else do?
Read a book for 15 minutes a day. Like the Bible.
When you feel overwhelmed or unfocused, what do you do?
I usually sit back and start to write out the things that I am trying to get accomplished, put that on paper, and then try to attack them one at a time. Be patient.
What is one strategy that has helped you grow your business or advance in your career?
The one strategy that helped me grow is being persistent. No matter what, make as many calls and introductions that I can. Never stop.
What is one failure in your career, how did you overcome it, and what lessons did you take away from it?
The Charitable Mint. I overcame this failure by dusting myself off and created a new opportunity that worked. I learned that marketing, no matter what it is that you are doing, is the key to success with most companies that are selling a product or service.
What is one piece of software that helps you be productive? How do you use it?
VanillaSoft is CRM tool that helps me organize all of my contacts, as well as schedule.

I have read The Power of Consistency. This book teaches a prosperity mindset training for sales and business professionals.
